The evidence we already have
The official Ryder Cup data gives us a powerful demand signal before we have collected our own guest or property data.
Ryder Cup Accommodation Market Index
This is our pre-launch external-evidence index. It is not an official Ryder Cup score and it does not claim that ticket demand is a direct rental-price multiplier. Once our own guest enquiries, verified properties, conversion rates and remaining inventory exist, those live variables will become part of the index.
Demand pressure signal: the ticket ballot is the strongest quantified indicator currently available: Ryder Cup organisers say general-admission demand could have filled the allocation more than 12 times. That is evidence of exceptional event demand — not a claim that rents should automatically be multiplied by 12.
Regional accommodation supply
Fáilte Ireland / Government data records 80,669 registered NQAF bedspaces across the six counties in Q2 2025. This is the latest county-level registered bedspace baseline used in this model. It is not the same thing as rooms available for Ryder Cup week.
| County | Q2 2025 registered bedspaces | Share of six-county baseline | Planning relevance |
|---|---|---|---|
| Limerick | 6,201 | 7.7% | Primary venue county |
| Clare | 9,574 | 11.9% | Shannon / Ennis / west access |
| Cork | 20,590 | 25.5% | Large regional alternative market |
| Kerry | 22,822 | 28.3% | Major tourism accommodation base |
| Tipperary | 3,973 | 4.9% | East / south-east access |
| Galway | 17,509 | 21.7% | Large regional alternative market |
| Total | 80,669 | 100% | Six-county baseline |
Important: these are registered bedspaces, not vacant beds. The Department of Enterprise, Tourism and Employment also reports an estimated 151,150 additional short-term-let bedspaces nationally, but a county-level figure for those STL beds is not used here because the public source does not provide a reliable six-county allocation.
Likely accommodation demand — scenario model
Because the 250,000+ figure is an overall attendance figure across Ryder Cup week rather than a unique-person overnight count, we model accommodation demand as scenarios rather than pretending there is a single exact number.
Lower scenario
40% of 250,000 attendance occasions become overnight visitors × 3-night average stay.
Core planning scenario
50% of attendance occasions become overnight visitors × 4-night average stay.
High-pressure scenario
60% of attendance occasions become overnight visitors × 5-night average stay.
These are planning scenarios, not official forecasts. They deliberately avoid claiming that all 250,000+ visitors are unique overnight guests.
Potential private-home requirement
To show the scale of the opportunity, the model assumes 25% of the six-county registered NQAF bedspace stock could be uncommitted/available for this event period. That assumption is deliberately visible and can be replaced as real availability data arrives.
| Scenario | Modelled demand | Illustrative registered-stock availability | Known extra official capacity* | Indicative gap | 6-guest homes / 7 nights |
|---|---|---|---|---|---|
| Lower | 300,000 | 141,171 | ~51,650 | ~107,179 | ~2,552 |
| Core | 500,000 | 141,171 | ~51,650 | ~307,179 | ~7,314 |
| High | 750,000 | 141,171 | ~51,650 | ~557,179 | ~13,267 |
*Known extra official capacity used here is approximately 45,500 bed-nights from the 6,000–7,000-person daily campsite estimate over seven days, plus 6,150 cruise-ship guest-nights from the 1,230-guest Oceania Marina five-night option. These are not guaranteed available to every visitor and are shown only as identifiable additional capacity. The private-home requirement is therefore a planning model, not a claim that exactly 7,314 homes are missing.
Our locked index methodology
To keep the Ryder Cup Accommodation Market Index transparent, we are separating external evidence, marketplace data and modelling assumptions. A number is never presented as a live fact when it is actually an assumption.
| Index component | Pre-launch evidence | Live weight after launch | Status |
|---|---|---|---|
| Event scale | 250,000+ expected attendance across Ryder Cup week | 10% | External evidence |
| Ticket demand | 12×+ general-admission demand versus allocation | 15% | External evidence |
| Official private-property signal | Official Property Rental Programme + 8-night format | 10% | External evidence |
| Regional accommodation pressure | County bedspace baseline + official/local demand statements | 15% | External + model |
| Registered guest groups | Not available pre-launch | 15% | Live platform data |
| Guest-to-suitable-home ratio | Not available pre-launch | 15% | Live platform data |
| Remaining suitable inventory | Not available pre-launch | 10% | Live platform data |
| Booking conversion | Not available pre-launch | 5% | Live platform data |
| International enquiry mix / geography | 80 countries represented at event level | 5% | External + live platform data |
Locked rule: the live index will always show the date of the latest data refresh, the number of registered groups, suitable verified homes, available guest capacity and the resulting guest-to-home ratio. If a live variable is unavailable, it will be marked ND — no data, not estimated silently.
Live marketplace demand intelligence
As the marketplace is operating, the index will incorporate real registered guest demand, qualified groups, verified available homes, guest-to-home ratios and the distribution of private willingness-to-pay budgets. Individual guest budgets remain confidential and are never published as bids or offers.
| Live variable | What we measure | Public index treatment |
|---|---|---|
| Qualified guest groups | Guests who have completed the required profile and passed qualification | Aggregate count only |
| Verified available homes | Properties that have graduated through review/assessment and are available for matching | Aggregate count only |
| Guest ↔ Property Match Score | Internal compatibility score using dates, capacity, bedrooms, location, budget, nights and preferences | Internal matching intelligence |
| Willingness-to-pay distribution | Private maximum accommodation budgets across qualified groups | Aggregate bands only |
| High-value match opportunities | Suitable property/group combinations where the private guest budget materially exceeds the host asking price | Internal opportunity flag — never an auction |
What “demand pressure” means on this site
Demand pressure is a measure of the relationship between people seeking suitable accommodation and the amount of suitable accommodation available through our marketplace. It is not a claim about what any host should charge.
The examples above are illustrations of the calculation, not current platform data.
The market is already showing Ryder Cup pricing
Current 2027 listings visible in the market include examples around €15,000 for a week, with other listings at €20,000, €25,000, €28,000 and €35,000 per week depending on size, location and services. This is a small live-listing sample, not a statistically representative market average.
Premium Week Shortage - Excess Surge In Demand
The €75k+ and €200k levels are product-positioning examples for exceptional properties, not claims about a prevailing market rate. Each property should be priced individually.
Why this matters to homeowners
The 2027 Ryder Cup is expected to bring more than 250,000 visitors to the region. Hotel and other conventional accommodation capacity is constrained, while the official Ryder Cup accommodation programme recognises private-property rental as part of the accommodation mix. We are building a private-home accommodation network for visiting golfers, families and groups.
There is exceptional demand for accommodation during Ryder Cup week across Limerick and the wider region. The official Ryder Cup accommodation programme itself includes an Official Property Rental Programme on an eight-night basis, while Limerick City and County Council says there will be high demand for property rentals during the event week.
